Seems Like A Simple Question...


"There are code violations on the property that I just purchased. Are these covered by my title policy?"

NO!

The title policy covers only those matters that can be determined by the public records at the time of conveyance. Title companies are under no obligation to even check for code violations. City assessment letters inform the title company if there are any current charges, if so, they are paid at closing. If not, the title company has no authority nor responsibility for any city charges. It is the responsibility of the prospective buyer to make himself aware of any code violations.
