Seems Like A Simple Question...

"If I have an Owner's Policy, can I just transfer that to my new buyer?"

NO!

Owner's Title Policies are not transferable and they offer a specific amount of coverage to the specific title holder. A new policy must be issued in a new amount to a new title holder for them to receive the coverage. 

If you have an Owner's Title Policy, you can provide it to the title company and receive a 20% discount on the premium for a new policy! #DISCOUNT :-)

"There are code violations on the property that I just purchased. Are these covered by my title policy?"

NO!

The title policy covers only those matters that can be determined by the public records at the time of conveyance. Title companies are under no obligation to even check for code violations. City assessment letters inform the title company if there are any current charges, if so, they are paid at closing. If not, the title company has no authority nor responsibility for any city charges. It is the responsibility of the prospective buyer to make himself aware of any code violations.

"Is a Power of Attorney Valid for someone who is deceased?"

ABSOLUTELY NOT!

Unfortunately, a Power of Attorney can not be granted by a person who is Deceased. Even if they gave the Power of Attorney before their death, they very clearly state that they expire upon the persons death.

4. Going Danish

The Danish concept of hygge is about creating an atmosphere of coziness by embracing life's simple pleasures. How do you implement hygge in your yard? Add features that promote mindfulness, such as water fountains or aromatic flowers, and arrange seating in a way that encourages conversation. And don't forget to include spaces that inspire play – for kids and adults.
